NEW ROEDER RENTAL RULES

Effective with all rentals applied for and reserved after January 15, new rules approved and adopted by the L&R Committee will apply:

            1.     A $200 non-refundable user fee will be charged for events for up to 50 guests.  A $375 non-refundable user fee will be charged for events for between 50 – 175 guests.

            2.     A Special Events Officer will be assigned to the event from the time the Roeder Pavilion is opened prior to the party until the final clean-up and check-out has been completed after the party.  The fee for the Special Events Officer is an additional $20 per hour.

Sponsoring residents and their guests are expected to cooperate with the Special Events Officer and with L&R personnel.

NEW TOWING PROCEDURES

The authority to tow vehicles parked at red curbs rests with the Patrol Officer.  When the Patrol Officer ascertains that a vehicle is parked at a red curb, he will immediately call El Cordova Garage and request a tow truck.  While the truck is enroute, the Patrol Officer will attempt to notify the owner of the vehicle through the nearest tower’s Doorperson.  When the tow truck arrives, the vehicle will be removed from the community immediately.   All information on the vehicle and the parking violation will be included in an Incident Report.

ENFORCEMENT COMMITTEE

Bids will be obtained to correct a spalling problem with the vehicle bridges over the lagoons.  The wooden planks were installed over a concrete base that is breaking away from the rebar.  In the meantime, the bridge is safe for vehicle traffic loads.

LANDSCAPE ADVISORY GROUP

L&R has approved three recommendations from the Landscape Advisory sub-Committee.  First, it adopted a document prepared by the sub-committee that includes a list of recommended shade trees to be used at Coronado Shores, if and when the need arises.  The trees on this list were selected based on careful consideration of beauty, height maintenance, and adaptability to the growing conditions in our community.  The second recommendation adopted by L&R concerns the recognition that certain large Australian Coral trees on site could pose potential risks to personnel and property due to large falling branches.  This has happened before on several occasions.  L&R supports the position of monitoring these trees very closely and being prepared to act promptly to avoid any problems they might pose as judged by tree experts.  The final proposal adopted by L&R is to equally divide funding available in the 2009 budget for landscaping remediation work amongst the ten residential towers in the community.  These funds will be used for landscaping work immediately adjacent to each tower, but not for tower entry ways or within the immediate footprint.

TENNIS INTEREST GROUP

Valentine’s Day will provide an opportunity for 20 players to participate in the ultimate Love Match.  Shores’ residents and their guests are invited to sign up for a Round Robin Tournament scheduled for Saturday February 14.  Play will begin at 1:00pm and will continue until 3:15pm.  Afterward, a social hour will be held for players and their guests at the Beach Club from 3:30pm to 4:30pm.   Prizes will be awarded.  Pizza and fresh fruit will be served.  A sign-up sheet is located at the main courts, or, call Bob Eldridge at 435-5174.  The cost is $5 to play and attend the social.  Guests may attend the social for $4.

On a sad note, we bid a fond farewell to Shores’ resident and tennis pro Gretchen Theodorou.   She has announced plans to move to Florida.   This will allow her to be closer to family after the birth of her first child with husband Joe, while he is on military deployment.   Many thanks to Gretchen for her active participation with the Tennis Interest Group, organizing a series of clinics for men and women last summer, and, for handling the certification process to use the ball machine.   We wish her the best and look forward to seeing her again some day.

Lastly, bids are being obtained to resurface Courts 7 & 8.  Plans are to complete this project within the next 60 days, weather permitting.  Also, watch for other improvements that are planned for all courts in 2009.

INSURANCE COOPERATIVE DECISION

Farmers has been awarded the property and liability policies for 2009.   The property limit is $737,000,000+, with a $200,000,000 umbrella.

JANUARY L&R ACTIONS

v           Year to date, Total Income is favorable.  A variance report explaining all line items unfavorable to budget will be provided at the February meeting.  A variance estimate of the refund due each association will be reported at the February meeting.

v           An estimate of the costs incurred to rent out the Roeder Pavilion will be provided at the February meeting to determine if the income covers the expenses.

v           Due to the change in officers, bank signatures were updated.

v           Lanning & Owens will prepare the 2008 Audit for $2,200.

v           The Beach Club Pool heat exchangers are leaking.  Three new heat exchangers have been ordered.  The Energy Conservation schedule will be altered to allow for this unexpected situation.

v           While the El Camino Pool is unheated (2/16 – 3/29), lap swimmers only will be allowed to use the Beach Club Pool from 6:00am to 8:30am.

v           Bids will be obtained to heighten the stone walls at both the northeast and the southeast corners of the community (Strand Hwy. at each cul-de-sac) to discourage trespassing into the Shores.

v           A list of projects undertaken and completed by the Maintenance Staff each month will be included in the package for each L&R meeting.

v           Coronado Shores’ signage will not be installed on the outside of the wall at the northeast corner of the community.  The color of the letters at the main entrance may be changed from “gold” to “silver”, depending on cost.

v           A legal opinion obtained from Peters & Freedman offered that the L&R Committee may not suspend use privileges without due process.  Alternate procedures were suggested but were considered ineffective.   It was agreed that each association must assume responsibility for enforcing compliance with the Rules & Regulations through strict disciplinary measures.

v           Other proposed rules changes (Vehicles, Access, Parking, ID, Pools, and Beach Club) will be considered individually and separately at the February meeting.

v           An amount not to exceed $2,000 was approved to fund a mailing to all owners on behalf of the New Coronado Shores Fitness Center Interest Group, seeking input on the desirability of a new facility, to include L&R Offices.
