LANDSCAPE
ADVISORY GROUP
Upgrades to the median island located near
the vehicle entrance to the South Campus (El Encanto, El Mirador, and El Camino) have been
completed. This work included re-grading, re-sodding, planting of perennial flowers around
the base of each palm tree, and repositioning of lighting.Magnolia trees have been planted
in the back yard of El Mirador to replace those Australian Coral trees that
had to be removed for safety reasons.A list of recommended trees for future plantings at
Coronado Shores has been prepared and submitted to the L & R Committee. As a general
rule, future replacements of individual trees will be limited to specimens that do not
exceed terrace level height at maturity. However, some exceptions might be made in special
cases. Mindful that the country faces hard times, the Landscape Advisory Group
is exploring a variety of ways to obtain greater efficiency in the use of funds budgeted
by the L&R Committee for Coronado Shores landscaping projects. One suggestion
that has been adopted is that use be made of perennial species rather than seasonal or
annual plantings. This will reduce the cost of both plant materials and labor associated
with replanting. Coronado Village approval has been received for a plan to plant sprigs of
ice plant amid the bare rocks along the oceanfront boardwalk at Coronado Shores This
project will be accomplished at no cost by Coronado Shores resident volunteers using
sprigs cut from existing ice plant colonies around the site. Decisions have been made
concerning upgrades to landscaping around the Coronado Shores perimeter, and this work
will begin immediately using funds already budgeted by L&R.
TENNIS INTEREST GROUP
As 2008 comes to a close, many thanks to the members of the Tennis Interest Group who
have worked to promote tennis at the Shores. As ambassadors for the game, all Shores
residents should be thankful for the efforts of Jim Woolf, Gloria Nedell, Aileen Oya,
Jeanne Cooper, Diane Mensch, Maribel Corredor, and especially our designated pro Gretchen
Theodorou. And, as members of the TIG , we are all thankful for the efforts of Everett
Ross, whom we miss dearly, and his wife Imogene. The TIG is also very appreciative of the
L&R Office Staff who provide valuable administrative help and the Maintenance
Department employees who keep the courts in good condition. The efforts of the TIG are to
plan and organize tennis activities that bring the Shores tennis community together.
Considerable time is also devoted to assisting part time residents to find playing
partners during their visits. The TIG is also very interested in maintaining the Shores
tennis facilities in top notch condition and as a valuable amenity that all residents can
be proud of. They do that by advising the General Manager, Glenn Welch, about maintenance
needs and operational improvements. Much was accomplished by the TIG during 2008, but even
more will be done in 2009. Stay tuned!
ROEDER PAVILION UPGRADES
The Recreation Advisory Group and the L&R Committee have completed upgrades to the
bar area at the Roeder Pavilion. A new expanded granite bar top has been installed, and
mirrors will cover the walls around the bar area. Drop by and see these improvements up
close and personal. |
NOVEMBER
L&R ACTIONS Year to Date: I.D. Card, Roeder,
Beach Club Income are favorable. Administration, Utilities, Security Expenses are
favorable. Landscaping, Maintenance, Beach Club, Recreation Expenses are unfavorable. The
Beach Club subsidy is favorable to budget. Net Income is favorable to budget by $80,178.
A Capital Expenses Plan projection for
the next 20 years, presented in a 5-year, 10-year, and 20-year look ahead
break down, and, a yearly breakdown for the 20 years, was reviewed. L & R cannot
reserve. The projection is intended to assist the associations in collecting adequate
reserves for long range L&R Capital Improvements.
From 2000-2008, the L&R Committee
and Enforcement Committee approved the expenditure of $12,586,975 and spent $12,591,360. The L&R Committee and the Enforcement Committee
approved $11,339,253 and spent $11,343,638 for the Basic Shores Common Area Facilities
Rehabilitation. The commitment was made for
all funds approved to be used and closed out by December 31, 2008.
By year end, using the $20,000 allocated from Basic Rehab funds, 5-gallon
bougainvilleas will be planted on the interior side of the wood perimeter fence panels,
5-gallon hibiscus will be planted on the exterior side of the wood perimeter fence panels,
and, the northeast and southeast corners of the community will be improved. Some trees
were cut back severely in an effort to save the trees, which were infected and dying.
Designs and bids are being obtained to hide the storage area and vestibule area from
the main event area of the Roeder Pavilion using Basic Rehab funds.
The peeling Phase 2 lighting standard shades are being replaced. The project is going
well.
The Beach Club wheelchair lift has no construction defects A consultant recommends that
it not be replaced. An actual elevator could cost $120,000. Atlas Elevator recommends a
monthly maintenance contract instead of the semi-annual contract in place. Rick
Engineering provided a preliminary design estimate of $175,000 for a concrete ADA ramp.
A new treadmill, elliptical, and recumbent bike will be purchased for the Health
Club, rather than leased.
At the recommendation of the Workshop Group which met in September, October, and
November, the L&R Committee is considering rule changes including an Enforcement
Policy allowing the L&R Committee the authority to enforce its Rules &
Regulations. Rule changes were proposed for: Vehicle Parking and Access; ID Cards/Limited
Numbers; Pools; Beach Club; Tennis; and, Roeder Pavilion fees. Copies of the proposed
changes are available from your association or on the website at coronadoshores.org. This
matter will be further discussed at the December meeting, and approval will be scheduled
for the January meeting. Please share your thoughts with your associations Board.
