enjoy your stay. Please observe the following rules and regulations when on the premises.

Rules and Regulations when on the premises.
GENERAL
RULES:
·
When you are engaging in pool or beach activities, please
enter or exit the building through the garages. Use shoe brushes and floor
mats at the entrances to remove sand and dirt before entering the
building.
·
Las Flores is a non-smoking building. Smoking in the lobby,
office, elevators, hallways, trash rooms and garage is prohibited.
·
Bicycles,
surfboards and boogie-boards are not permitted in the building except when
stored in your storage cage, parking space, or bicycle storage room. Your
unit key will open the bicycle storage room.
·
The luggage and grocery carts are for the convenience of all
residents. Once finished, please return the cart to the appropriate garage
location.
·
Absolutely
nothing is to be placed or hung upon the balcony railings. Never throw
anything, especially cigarettes, from the balconies.
·
Window
ledges are strictly OFF-LIMITS.
GARAGE:
·
Speed
limit is FIVE (5) miles per hour.
·
Garage
gates are operated by your genie. WARNING! The gates close automatically.
Proceed promptly or hold your finger on the genie button. Never stop under
the gate. Homeowners and renters are responsible for gate damage.
·
Bicycle
riding, skateboarding, roller-skating and roller blades are strictly
prohibited in the garages or lobby.
CONDUCT
OF YOUNG RESIDENTS:
·
The conduct, behavior and
safety of young residents is the responsibility of the parents, guardians or
adult hosts.
·
Playing in the lobbies,
hallways, stairwells and parking areas is strictly prohibited.
·
Bicycles are not to be parked
in front of Las Flores Tower. Those that are will be confiscated by Shores
Security.
·
Skating and skateboarding are
prohibited throughout the Coronado Shores development.
PETS:
·
Authorized
pets are to be kept on a leash and under control when outside your unit.
·
Damage
caused by pets, including accidents will be the responsibility
of their owners.
·
If pets create any kind of a
disturbance or in any way annoy other residents of the building, the owner
may be asked to remove the pet from the premises.
·
Use upper/lower garages for taking pets outside building.
·
Short-term renters are
allowed pets in the unit if approved by owner.
TRASH:
·
Bag all trash securely before dropping into trash chute.
·
Rinse all
bottles; cans and plastics before depositing into recycle bins in hallway
trash rooms.
BIENVENIDOS A LA TORRE DE LAS FLORES
Esperamos sinceramente
que disfrute su estancia con nosotros y les agradeceremos. Profundamente el
cumplir con los siguientes reglamentos para nacer mas placentera y segura su
estancia en el edificio las flores.
REGLAMENTOS:

Al acudir
a la alberca o playa favor de entrar o salir del edificio por el garage. Al
entrar favor de remover y sacudir la arena de sus zapatos usando los
cepillos y tapetes colocados a la entrada del edificio, y en los garages
antes de usar los elevadores.
·
En el
edifico Las Flores se prohibe fumar en el lobby, oficina, pasillos, pasillos
de los elevadores, elevadores, cuartos de basura y garages.
·
Las
bicicletas, surfboards, buggy boards no se permiten en el edificio a menos
que sean guardados en el lugar de almacenaje que le corresponda a su
departamento. Hay un lugar especialmente designado para guardar bicicletas.
(Favor de hablar con el oficial de seguridad para mas informacion).
·
Los
carritos de supermecado asi como los de equipaje, con para comodidad de
todos los residentes. Favor de devolverlos cuando termine de usarlos.
·
No se
permite colocar o colgar nada en los barandales del balcon y en especial
favor de no tirar cigarros o colillas por el balcon.
GARAGE:
·
La
velocidad maxima es de 8 kilometros (5 millas por hora) las puertas de los
garages estan controladas por
Agenie.@
·
Las
puertas se cierran automaticamente. Proceda rapidamente y lo mantenga
oprimido el boton del
Agenie@.
Jamas debe parar debajo de la puerta.
·
Se prohibe
usar biciletas, patines y patinetas de cualquier tipo dentro de los garages.
NINOS:
·
Conducta
de los ninos es la responsabilidad de los adultos y de los padres. El
cuidar de estos menores asi como de su conducta.
·
Se prohibe
jugar en el lobby, pasillos, elevador, escaleras, y garage. Pedimos su
cooperacion para evitar accidentes.
·
No se
permite estacionar bicicletas frente a la entrada del edificio. Pues todas
las bicicletas que se encuentren estacionadas enfrente del edificio seran
confiscadas.
·
Se prohibe
usar patines, patinetas en cualquier lugar propiedad de Coronado Shores.
ANIMALES DOMESTICOS:
·
Los
animales domesticos y mascotas deberan ser mantenidos bajo control por una
persona competente (adultos).
·
Deben usar
collar con correa mientras se encuentren fuera de su unidad.
·
El dueno
sera responsable de cualquier dano provocado por su mascota.
·
Si su
mascota altera el orden o alguna manera molesta a los residentes del
edificio se le pedira al dueno retirar la mascota y animal fuera del
edificio.
·
Favor de
salir y entrar con su mascota por el garage.
BASURA:
·
Favor de
asegurar sus bolsas de basura antes de tirarlas en el basurero. (9AM a las
9PM)

The Rules and Regulations for Las Flores
Tower are authorized and approved by the Board of Directors, which has
served the Homeowners Association since February 1973.
Please take the time to read through this
pamphlet. It will be most beneficial during your stay at Coronado Shores.
OCCUPANCY
INFORMATION
GENERAL:
Las Flores Tower is a community of 150 private, individually owned homes;
some of which are periodically occupied by renters and guests. An elected
Board of Directors that serves the Association voluntarily governs the
affairs of Las Flores Homeowners Association. The meetings of the Board of
Directors are held in the Manager’s office or Underground and are open to
all Homeowners.
The policies of the Homeowners Association
and its Board of Directors are implemented and enforced by the Building
Manager and staff personnel. This is not a hotel or beach resort;
therefore, some policies will differ from what one might expect in public
resorts. The Staff is not equipped nor authorized to provide services that
are offered at hotels such as bell-hopping, room service, switchboard
service or errand service. The Staff will do all it can to make your stay
at Las Flores Tower enjoyable and pleasantly memorable.
Because of the high-density population
(especially during the summer months), your cooperation regarding the
following approved policies is necessary in order to create a safe and
pleasant atmosphere for everyone.
TRANSIT
OCCUPANCY:
All unit rentals must be for a period of not less than 25 consecutive days.
Occupancy of less than consecutive 25 days is in violation of the Coronado
City Municipal Code 86.78.030.
Occupancy Limitations
(overnight) (including guests of all ages): One bedroom units: Four
(4) persons only. Two Bedroom units: Six (6) persons only.
Three bedroom or Two bedroom + Den: Total of Eight (8) persons only.
CORONADO
SHORES COMPLEX
The main thoroughfare
running through the Shores complex is Avenida Del Mundo. The Speed limit is
15 MPH. The streets adjoining the property, Avenida Del Sol on the North
and Avenida Lunar on the South, are public streets and subject to City of
Coronado ordinances.
PARKING
AT SHORES COMPLEX
The main street leading
to the public parking lot is Avenida de Las Arenas. It is a public easement
granted by the City of Coronado. Overnight parking is prohibited in the
public
parking lot. Parking is
limited at the Shores Complex (especially in the summer time). Limited guest
parking is available around each building.
Complex parking in
general is limited and all vehicles must have parking permits that are
clearly visible. Permits are available from the Doorperson. Vehicles not
displaying a valid resident decal, guest or vendor pass, will be towed
away at the owner=s
expense. During the period of June 1 thru September 15, a 72 hour parking
limit will be enforced.
Roller-skating, blading
or skateboarding is not permitted on Coronado Shores’ property nor permitted
on the boardwalk (City Ordinance). Roller skates and skateboards will be
confiscated and parents will be required to visit Security to reclaim
them. A permit tag available from the Building Manager must identify all
resident or guest bicycles. A signature is required to obtain a permit tag
and a parent must sign for his/her youngster to obtain a permit tag. All
riders under the age of 18 must wear a helmet. Recreational bicycle riding
is prohibited on Coronado Shores property after sunset. Passage is allowed
from off the property directly to or from place of residence. "Bicycle
riding is prohibited on the boardwalk@
(City Ordinance).
RECREATION
SWIMMING:
There are four swimming pools with Jacuzzi’s at Coronado Shores. Residents
from all ten buildings have access to these facilities. Rules are posted
and enforced by L&R at each pool. Gas barbeque grills are available at all
Shores Complex pool areas.
TENNIS
COURTS:
Courts #1 through #6 are located between La Princess and La Playa Towers by
the Silver Strand. Courts #7 & 8 are North of El Camino Tower on the
ocean. Drawings for court reservations are held 10 minutes before the
court reservation times of 7:25 AM & 8:55 AM. Rules are posted at the
tennis courts, in our mailroom and are also available at the L & R office.
THE
BEACH CLUB:
The Beach Club is located on the ocean behind La Perla Tower near the center
of the complex. It offers an open bar and enjoyment of the clubhouse by all
residents and their guests. A monthly-published Beach Club Calendar,
describing scheduled activities and newly planned events, can be picked up
in our mailroom and at the Beach Club. Clubhouse and Bar Hours vary in
different months of the year. More information is available by calling
435-1711.
ROEDER
PAVILION:
The Roeder Pavilion is located on the ocean North of Cabrillo Tower. It is
a second clubhouse that may be reserved for private parties. Rules &
Regulations and information relative to reservations can be obtained through
the L&R office by calling 437-1260.
HEALTH
SPA:
The Health Spa is located beneath the Beach Club. The entry is on the South
side of the building. The facility includes an exercise room and separate
locker rooms for men and women. A Jacuzzi and sauna is located in each
locker room. The Health Spa is open from 7:00 a.m. to 9:00 p.m. daily. It
is closed for maintenance from 11:30 a.m. to 12:30 p.m. The facility is
limited to those persons over the age of 18 or 14 with supervision.
EVERY
PERSON USING ANY OF THE CORONADO SHORES RECREATIONAL FACILITIES MUST POSSESS
A VALID CARD KEY OR GUEST PASS (NO EXCEPTIONS).
LAS
FLORES STAFF INFORMATION
MANAGER:
The Manager
is available Monday through Friday between the hours of 7:00 AM and 3:45
PM. He will be pleased to assist you in any way that he can. The Manager's
Telephone Number is: 437-1267.
DOORPERSON:
A Doorperson is provided in the main lobby 24 hours a day primarily to
provide security for Las Flores residents and guests. You will find our
Door Personnel helpful in many ways with information about Coronado Shores
and the surrounding areas. ALL ENTRY to units by tradesmen, relatives or
guests must be registered with the Doorperson or entry will not be
permitted. The Front Desk Telephone Numbers are: 437-1267 or 1269.
ENGINEERS:
The
engineers are in the employ of the Homeowners Association. Their primary
responsibilities are to service the common areas of the building and to
maintain and repair all building machinery and operating equipment and
systems. Their hours are 7:30 AM to 4:00, PM Monday through Friday, and
they are on call after hours for building emergencies only. Limited work in
individual units will be done when time is available. Time is set-aside for
this purpose on Fridays on a first-come, first-served basis.
Building emergencies take precedent over all in-unit work. Please do not
stop the engineers in hallways to ask for assistance. All in unit work must
be scheduled through the Front Desk. The owner or the authorized rental
agent must approve all work requests from renters. We thank you for your
cooperation.
JANITORIAL:
The
custodians are in the employ of the Homeowners Association and do not
perform work inside units. Their responsibility is for the maintenance of
the common living areas of the building. They do not serve as bellhops as
Las Flores Tower does not provide that service.
BUILDING
RULES/REGULATIONS & SUGGESTIONS
When in Beach Attire,
entry to the building is allowed only through the garages. Showers
are located at the pools to rinse off sand before proceeding to the
Building. No beach attire will be permitted through the main
lobby. Wetsuits and surfboards are not allowed in
the elevators. Please use the foot brushes to clean the sand from
shoes and beach sandals before entering the building as this saves wear and
tear on the floor covering and extra work for the staff. No bare feet
are allowed in the common areas of the building. Contractors and workmen
are not allowed to carry any equipment or materials through the main lobby.
They must use the lower garage and lower lobby.
Grocery and luggage
carts are located on both the upper and lower garage levels near the lobby
entrances and are only for the use of residents only. Please
return carts promptly to their proper location when you are finished so
others can use them.
The in-unit dishwashers
require a special automatic dishwasher detergent. Do not use regular
dishwashing liquids or powder. They will cause suds to back up resulting in
costly damage in the units below and inconvenience to the occupants of those
units. Products recommended for use are Cascade or Calgonite.
Upon first arrival and
final departure from the building it is requested that residents notify the
Doorperson in order to update occupancy records. It is requested that
tenants leave a forwarding address with the Doorperson upon final departure
for mail forwarding.
BUILDING/GENERAL
1. PLAYING:
Residents of any age are not permitted to play in the common areas of
the building. In a community such as this, respect for the privacy of our
neighbors and consideration for all must be a top priority. The roof is off
limits to residents at all times.
2. KEYS:
Keys left with Management are for emergencies, accidental
lockouts, or may be issued for bona fide repairs, deliveries,
maid service or authorized persons in your absence. Parents are to
see that their youngsters have proper keys for entering and leaving the
building. The Doorperson should not have to leave the front desk (his
assigned area) to open the side lobby doors for youngsters without keys.
3.
ANIMALS: In accordance with governing documents, residents may
not maintain more than two (2) (Regardless of the number of units
owned) small dogs (not more than thirty five (35) pounds each),
cats or other usual or ordinary household pets (exclusive of caged birds) in
any Unit or Restricted Common Area without the Board’s prior written
consent. The Board reserves the right to revoke the privilege of maintaining
a pet in a Unit and to order the Owner of the Unit to have the pet removed,
if the Board finds, after notice and opportunity for a hearing, that a pet
has created an unreasonable annoyance or nuisance to other owners or
occupants of a Unit or in the Common Areas. Dogs must be on a leash and
under the immediate control of a competent person at all times when inside
the building and in public areas. Pets may not commit a nuisance either in
the building, street, garden area, walkways or lawns of the Shores Complex.
The person in control of the animal must immediately remove any and all
excretion or droppings and properly dispose of. Pets shall enter the
building through the garage areas, preferably the lower level garage / lobby
area.
4. SMOKING:
Las Flores Tower is a non-smoking Building, Smoking is prohibited
in all common areas of Las Flores Tower, excluding individual units.
5. TRASH:
Trash chutes (located on all floors) access a large dumpster in the upper
garage. Trash is not to be left on the floor of the trash rooms. If your
items are too large for the chute, please bring them down to the large
dumpster in the upper garage. Do not dump ashtray contents down the
chute as this can cause a serious fire.
6. RECYCLING:
July 1, 1993 marked the beginning of the MANDATORY recycling
ordinance. A shelf for "newspapers and magazines only" and a plastic bin for
"other recyclable materials" have been placed in the trash rooms on all
floors for your convenience. The Janitors will remove the contents daily to
the main bin in the trash enclosure. DO NOT put trash in these
bins. All trash, or "non recyclables," must go down the chute
to the main trash dumpster. (If an item is too large for chute it must be
carried down to the main dumpster in the upper garage).
7. BARBECUE
GRILLS: Due to the significant fire hazard created by charcoal
grills and hibachis in confined spaces, the Board of Directors decided that
effective May 1, 1997 that ONLY Gas or Electric BBQs are authorized
for use on the terrace or unit balconies. These types of grills are far
cleaner and generate less smoke than charcoal grills and do not require the
use and storage of petroleum based lighter fluids. Your cooperation and
consideration for your neighbors is greatly appreciated.
8. NOISE:
This is a residential building and common courtesy should prevail, however,
loud or unusual noises should be kept to a minimum especially after 10:00 PM
and before 8:00 AM. City of Coronado noise ordinances apply.
COMMON AREAS-LAS FLORES
GARAGES/PARKING:
Parking is
limited in the garages. There are no unassigned spaces! Vehicles must be
parked within the designated boundaries of the parking space. The Manager
and/or Doorpersons are prohibited from issuing a
temporary parking space to anyone. You are advised that
parking in an unassigned space is a direct violation and subject to
immediate tow away by the owner of that space.
The posted speed
limit in the garage is 5 MPH and headlights must be on
while your vehicle is in motion. Please follow the directional
arrows and obey the posted speed limit at all times. Riding bicycles,
skateboards or roller-skating / blading are prohibited in the garages and on
ramps at all times.
Changing oil and other
mechanical type work on vehicles are not permitted in the garages. If it
becomes necessary for the staff to clean up oil spills, the owner of the
vehicle or the tenant of record will be billed for the time and materials.
Please keep vehicles in good repair. Oil drip pans, old carpet and such are
not authorized, as they become a fire hazard. Car washing is permitted but
is limited to the use of a water bucket only. A station for hose washing of
cars is located between Cabrillo and La Sierra Tower on the Shores grounds.
Garage Storage:
Due to City Fire Codes, storage of personal items in assigned parking spaces
is limited to bicycles, Boats, surf / boogie boards, steel, Rubbermaid or
wooden boxes, and beach chairs. Other items must be stored in your unit or
assigned storage cage. Placing items above installed wooden storage boxes
is prohibited.
BUILDING - FRONT
ENTRANCE & APPEARANCE:
The circular front entrance driveway is for passenger loading and unloading
and for the use of emergency vehicles (fire truck, ambulance & police).
Please refrain from parking and leaving an unattended vehicle. Bicycles
and surfboards are not to be left at the entrance area of the
building. Please place them inside the garage, in the assigned cage or
parking space. The Association discourages the use of food and beverages in
all public areas of the building.
The Management and Board
of Directors wish to maintain a neat and clean lobby. Many deliveries are
made each day to our lobby area. Please be available to accept these
parcels. The Manager/Doorpersons are not responsible for watching over the
parcels nor do we have the personnel to deliver them to individual units.
BALCONIES:
(Restricted Common Area) Floor coverings on the balconies are the
responsibility of the homeowners for cleaning, repairs and replacement.
Carpet and Vinyl tiles are prohibited coverings. Spall repairs are the
buildings responsibility. Railings are also the buildings responsibility
and will be serviced for purposes of safety and long-term maintenance.
Cleaning of railings, however, is the responsibility of the Homeowner.
Quarterly cleaning of the balcony railings and glass will be done in
conjunction with the normal window-cleaning schedule. Nothing is to be
hung over balcony railings. Please do not use your balconies as laundry or
storage areas.
The Board of Directors
must approve any material that is to be a permanent structure or part of the
balcony décor. Additionally rearrangement (moving out or enlargement of
balconies into room areas) has been authorized over the years with specific
approval of the Board of Directors. Special city permits must be obtained
prior to undertaking any rearrangement of balconies.
Extreme care must be
taken when watering balcony plants to insure that any overflow does not
go onto the balconies below. DO NOT hose down the
balcony under any circumstances.
DO NOT
throw anything from your balcony or unit onto the terrace or grounds below,
especially cigarette butts. Help us prevent fires and injury!
Window ledges outside of
fixed windows are strictly OFF-LIMITS to all residents.
TERRACE:
Except for the enclosed area adjacent to terrace level units, which is
Restricted Common Area, the remainder of terrace level (promenade) is
Common Area intended for the enjoyment of all residents. As such this
area is not to be used for private parties or other events of that
nature.
ELEVATORS:
For Security your Unit key is required to enter the elevators
at the lobby levels at all times. Parents are responsible for
their youngsters and guests in the use of the elevators. Vandalism will not
be tolerated and the Board will look to the owner for all costs of repairs.
Youngsters and young adults should be instructed in the use of this very
expensive equipment. Small youngsters should be properly supervised and not
allowed to play with the instrument panels.
HALLWAYS:
Hallways are Common Area and the decor is the responsibility of the House
Committee under the Board of Directors. Most of buildings at the Shores
including Las Flores Tower do not permit pictures, planters, doormats, or
other personal items to be placed in the hallways. Las Flores has granted
specific permission for certain items in the past. All requests for new
items must be submitted in writing to the Building Manager for approval by
the Board.
WINDOW/CLEANING:
Windows are washed by our contractor on a scheduled basis; normally, four
times per year. Arrangements may be made for interior or other washing at
the Homeowner's expense by contacting the Doorperson.
WINDOW DECOR:
Draperies, window-tinting or other decor treatments must conform with
established color codes established by the Building Regulations.
MOVE IN/OUT
1. We require that move
in/outs be made Monday thru Friday between 8:00 AM & 5:00 PM. Elevators are
not to be used for moving furniture on the weekends.
2. Movers will park
their storage van in the red parking zone so that entrances to the street
are NOT BLOCKED, allowing free movement of traffic. Prior
arrangements for parking must be made with the Doorperson.
3. For safety reasons
movers are to use lower-level exit and entry ramps for the placing or
removal of furniture to be loaded on the elevators. Pads are to be placed
in the elevator by the Doorperson or Janitor before loading the elevator.
4. The SOUTH
ELEVATOR is the only elevator to be used for all moves in or out.
When facing the elevators, this is the car on the right as you face
the elevators.
5. Authorized delivery
persons or moving people may check out the elevator key from the Doorperson
on duty.
6. Place the elevator
key in the lock marked IND (independent) and turn the key to the left. This
will lock the elevator doors in the open position. When the car is
completely loaded, push and hold the desired floor button until the doors
close; then release the button. Upon arriving at the selected floor the
doors will open and remain open until released again.
7. Please remove all
boxes and crates when your move-in is complete and vacuum the areas involved
in the move.
ATTENTION MOVING
PERSONNEL:
PLEASE OBSERVE THE FOLLOWING:
FOR BETTER ELEVATOR
SERVICE, PLEASE LOAD THE LOWER LOBBY / HALLWAY WITH THE ARTICLES. THEN
CALL FOR THE ELEVATOR AND KEY IT OFF TO LOAD IT WITH FURNITURE. WHEN THE
DESIRED FLOOR IS REACHED, KEY OFF THE ELEVATOR AND UNLOAD THE ARTICLES INTO
THE CORRIDOR AREA. THEN RELEASE THE ELEVATOR FOR OTHERS TO USE WHILE YOU
DELIVER THE FURNITURE TO THE SELECTED UNIT.

FIRE SAFETY PROCEDURES
Las Flores Tower is
essentially a "fire proof" building and contains state of the art fire
safety and warning equipment. However, fire safety is the responsibility of
all who live or work in the building.
Please take a moment to
read the following fire safety information and familiarize yourself with the
location of fire equipment as indicated on the floor map attached.
1. Two multi-purpose fire extinguishers
and water hoses are located in the fire hose boxes in each hallway.
2. Pull-boxes to sound
the alarms are located at the end of each hallway and by the elevators.
3. Please take a moment to note the exact
locations of the fire equipment in the hallways.
4. The parking
garages have conveniently located fire extinguishers, water hoses and pull
boxes.
5. In the event of a
fire, remain in your unit or on the balcony if the fire is not in your
immediate area. Listen for instructions on the building Public Address
system. If evacuation becomes necessary, use only the "South"
stairwell. Do not use the elevators or the north stairwell. The
Fire Department needs the use of the elevators. Try to remain calm.
Panic is a fire's greatest ally.
6. If you are
physically unable to leave the building or if doing so presents undue
hardship, please notify the Doorperson so that you can be added to our
Assistance Needed List.
7. If the building were to be evacuated,
all occupants would be asked by the Fire Department to clear the building.
Only the Fire Department officials can determine when it is safe to re-enter
the building.
8. Please do not call
the lobby desk. Building personnel do not know whether or not it is a
false alarm. Only the fire department can determine that fact! Our phone
lines need to be kept open for emergency calls.
9. Security guards will allow only ten
persons at a time to return to their units via the elevators. The elevators
may not operate properly with more than 10persons. Occupants may also
return to their units by way of the south stairwell.
10. If you have questions as to safety
measures individuals should take during a fire, call the business office of
the Coronado Fire Department at 522-7374.
The emergency number to call in the event of an actual
fire is 911. Please do not call this number for routine questions.
11. The Alarm Company
performs a test of 1/4th of the fire alarm system each quarter.

MISCELLANEOUS
INFORMATION:
Damage to the common
areas will not be tolerated and costs will be passed on to the offenders.
Each homeowner pays a monthly fee for the maintenance and operation of Las
Flores Tower and any damage to the common areas only serves to increase
their assessments and thereby, rental fees.
All acoustical ceilings
in the apartments contain 20% asbestos material. If removed, a licensed
abatement contractor must do this in accordance with OSHA/EPA or other
government agency requirements.
In addition, as this
condominium was built before 1978, lead-based paint may have been utilized
in both common and living areas.

Offense = Notice of Violation + $100.00 Fine.
3rd Offense =
Notice of Violation + $500.00 Fine and a Hearing with the Board which may
result in the Suspension of Privileges to use the Coronado Shores
Recreational Facilities, and such other sanctions as may be necessary and
appropriate
The above-added
provisions to the existing Rules and Regulations, while they may appear to
be formidable to some, have been adopted because many years of experience
throughout the Coronado Shores complex have proven they are necessary to
achieve compliance. Please remember that the Rules and Regulations were
established to provide a means of mutual cooperation, safety and enjoyment
for all residents of Las Flores Tower. Compliance with established Rules &
Regulations will do much to ensure that your residence here is a pleasant &
safe one. If you do not have a copy of the Association Rules & Regulations
you may pick up a copy at the front desk. Should you have any questions or
need assistance, please feel free to contact the building staff at any time.

Trash rooms are located
on each floor of the building near the elevators.
Shelves for newspapers
and magazines and containers for recycling are in each trash room.
The shelves are
for newspapers & magazines only.
The containers
are for all other recyclable materials, such as tin cans, glass,
aluminum and plastic containers.
All residents of Las
Flores Tower are urged to join our Recycling Program by placing their
recyclable materials in their proper places in the trash room.
Cardboard boxes must be
taken to the dumpster area just outside the South upper lobby to garage
door. Please do not try to put them in the trash chute, as they will clog
the chute.
Recyclables will be
removed from the trash room each day by custodial staff.

RULES AND REGULATIONS
SAFETY and SECURITY DISCLAIMER
We hope that
our security systems provide some deterrence to crime. However, no matter
what steps we take, the common areas can never be completely safe and
secure. For example, it is possible for anyone to enter the community under
false pretenses to commit crimes, for residents to commit crimes against
their own neighbors, for guests of residents to commit crimes, and for
employees to commit crimes. As a result, the Landscape & Recreation
Committee is not and never can be free of crime and we cannot guarantee your
safety or security. Accordingly, you should NOT rely on the Landscape &
Recreation Committee to protect you from loss or harm. Instead, you should
provide for your own security by taking common sense precautions such as
carrying insurance against loss, keeping your doors locked, refusing to open
your door to strangers, asking workmen for identification, installing a
personal security system, locking your car, etc.
Residents
are responsible for their household members’ and guests’ safety and security
and should monitor the activities of their household members and guests.
The Landscape & Recreation Committee is not responsible for injuries or
accidents. You are using the common area facilities and amenities at your
own risk. Please ensure the facilities and amenities are used properly and
appropriately. You should always accompany and supervise your household
members and guests when they use the common area facilities and amenities.
I. ACCESS TO RECREATION FACILITIES
(Revised 3-15-2007, 4-19-2007, 5-17-2007, 11-15-2007 and 6-19-2008)
Each person using the access controlled
common area facilities and amenities must have in his/her possession a valid
magnetic Card Key or blue paper Guest Pass to: Enter and use any of the
recreational facilities within the Coronado Shores community; or, to
activate exterior access gate arms.

A Card Key Information Application is
available from all Managers and Doorpersons, and must be originally signed
by the Manager or designated Doorperson. On the back of the form is a map
showing the location of L&R Office, the cost of cards, and the rules for
use of the cards.
-
Each new Card Key holder will be asked to
sign an acknowledgement that he/she has read and understands the rules
before being issued a Card Key.
-
There are three (3) types of access cards:
·
An ID CARD KEY with photo
identification is issued to each person who will be using the access
controlled common area facilities and amenities unaccompanied and who is:
- A Deeded Owner;
- A full time Household Member residing with the
Deeded Owner;
- Permanent Guests who stay overnight in the unit
with the Deeded Owners on and off on a regular basis; or,
- A Tenant named on a lease who resides in the
unit for one full month or longer.
Only one card will be issued to a person,
regardless of the number of units owned. The card is issued by the L&R
Office during normal business hours upon appropriate authorization by a
Building Manager or designated Doorperson. Owners’ cards will be
deactivated when the unit is rented and use rights have been assigned to the
Tenant. There will be a limit on the number of Photo ID Card Keys issued
per unit, and the cost for each card will be set as follows:

Up to 6 cards maximum per unit with fewer than 4 bedrooms, @ $20; and
- Up
to 8 cards maximum per unit with 4 bedrooms, @ $20; and
-
Exceptions may be granted by an “Exceptions Committee” formed for
this express purpose. There will be 3 members, with a majority rule being 2
votes or more.
Photo ID Card Keys will be valid for up to 5
years each:
-
Owner’s cards will expire upon sale of the unit; and
-
Tenant’s cards will expire upon termination of the lease; and
-
Permanent Guest’s cards should be activated each time the guest
arrives for an extended visit and should be deactivated each time the guest
leaves following an extended visit.

A GUEST CARD KEY, without
photo identification, is issued to short-term visiting guests who reside
in the unit overnight, but for less than one month. It is issued by the
Doorperson at each building to visiting guests who do not meet the
requirements for an ID Card Key. A $20.00 refundable deposit may be
required to obtain these card keys. Each Building is responsible for the
issuance and return of these card keys.

A PAPER GUEST PASS will
be issued by the Doorperson at each building to a guest who arrives and
leaves on the same day. During the summer months, strictly for
convenience, a blue paper Guest Pass may be issued by the Doorperson at each
building for up to a month at a time (for June, July, or August) to a guest
who is staying consecutive days within that month (June, July, or August),
for the full extended stay rather than for each day of the extended stay.
THESE GUESTS MUST BE ACCOMPANIED BY A RESIDENT WITH A VALID PROXIMITY CARD
KEY in order to have access to the common area recreational facilities.
II. CONDUCT
-
No person may commit any act within the
common areas that, if committed in a public place, would be considered a
violation of law.
-
Loud or unusual noise is prohibited. This
includes yelling, shouting, singing, or use of profane or obscene songs or
phrases or words, or loud horns or signaling devices, or loud playing of
musical instruments, or use of electronic devices.
-
Cell phones should be used only with
courtesy to others at the pools and in the Health Club.
-
Ball games are not permitted on the
streets at any time. Ball games and other games are allowed to be played
on the lawns as long as they are not unruly.
-
Consumption of alcoholic beverages is not
permitted in any open space (outside of enclosed areas).
-
Cooking of food is permitted only on the
barbecues provided by L&R and installed by L&R in the pool areas.
-
Found articles should be taken to the
Security Kiosk. Those of value will be kept at the L&R Office. Items
will be logged, but will be disposed of after thirty (30) days if not
claimed.
III. PETS
-
Dogs must be leashed at all times and
under the immediate control of a competent person.
-
No animals are allowed in the pool areas,
tennis courts, or other enclosed facilities - with the exception of guide
and service animals.
-
All pet excretion or droppings must be
picked up and properly disposed of by the person in control of the
animal. Mutt Mitts are provided throughout the community.
-
Pets that annoy, endanger the health of
residents, or which cause a nuisance due to excessive noise or otherwise
may be prohibited from the common areas.
-
No animals are allowed on the lawn area
east of the Roeder Pavilion. This area is reserved for use as a “play
area”.
IV. POOL AREAS (Revised 7-20-2006
and 3-15-2007 and 11-15-2007 and 12-20-2007)
1.
Barbecues may be used on a first-come basis after 11:00 a.m., but use
is limited to one hour per group as a courtesy to others waiting their
turn. BBQs may be reserved in the summer months on the day of use. See the
Pool Officer.
2.
The use of the tables and chairs in the barbecue areas is limited to
two hours maximum per group, year ‘round. Tables may be reserved in the
summer months on the day of use. See the Pool Officer.
3.
Furniture may not be reserved. Furniture that is not occupied, other
than for a visit to the restroom or into the pool, is relinquished and
available for others to use.
4.
Pool furniture must be left in place to avoid blocking exits and
access to the pool and barbecues, per County regulations. Furniture must
not be removed from the pool area.
5.
Personal property left unattended will be removed from the pool area
by L&R Management Staff and can be retrieved through Lost & Found at the
front gatehouse kiosk for up to (30) days.
6.
A maximum of (10) guests will be allowed to use the pool areas for
any one special event during the Summer months.
7.
Trash and litter must be placed in receptacles or removed from the
pool areas.
8.
Please do not activate your camera phone while in the pool area, so
as to protect the privacy of our residents.
9.
SMOKING is not permitted.
10.
GLASS is not permitted.
11.
ANIMALS are not allowed in the pool areas, with the exception of
guide and service animals.
12.
Running, diving, boisterous behavior, or excessive noise is not
permitted.
13.
Playing loud music without headphones / ear plug extensions is not
permitted.
TO PROMOTE HARMONIOUS COMMUNITY LIVING,
ACTIVITIES AT SPECIFIC POOLS
WILL BE RESTRICTED BY TYPE OF USE AND BEHAVIOR.
V. SWIMMING POOLS, WADING POOLS, and SPAS (Revised 11-15-2007 and
12-20-2007)

CABRILLO AND EL CAMINO POOLS AND SPAS -
These two pool areas
are open for RECREATIONAL TYPE USE AND ACTIVITIES from 10:00am to
10:00pm daily, except as otherwise posted. (The El Camino Pool is
restricted to Lap Swimming only, between 6:00am and 10:00am, daily.
Swim fins (non-marking type only) may be used only during lap
swimming hours.) Each pool area has:

A
swimming pool, a wading pool, and a spa
·
Bathroom facilities located within the pool area
·
Six
(6) gas grill barbecues at Cabrillo Pool
·
Five
(5) gas grill barbecues at El Camino Pool
·
Tables
and chairs for eating meals at the pool
·
Shaded
areas.
The following
activities ARE ALLOWED at both the Cabrillo and El Camino pool areas:

Full
body or knee skins (rash guards) as swim attire

ROEDER and BEACH CLUB -
These two pool areas
are open for QUIET ENJOYMENT TYPE USE AND ACTIVITIES from 10:00am
to 10:00pm daily, except as otherwise posted.
(The Beach Club
Pool is restricted to Water Aerobics only, between 8:30am and 10:00am,
daily.)
(The Roeder Pool is
restricted to Lap Swimming/Walking only,
between 8:00am and
10:00am, daily.) Swim fins (non-marking type only) may be used only
during lap swimming hours.)
Quiet Enjoyment is defined as resting, relaxing,
sunbathing, reading, etc. Behavior will be strictly enforced:
Anti-Social Behavior that may cause a reasonable person to experience
continuous discomfort or annoyance, or, objectionable or disruptive
conduct is not allowed. Residents have the right to enjoy their time at
these pools without interference. Disruption of quiet enjoyment may
constitute a nuisance, which is generally prohibited in the CC&Rs. Use
will be strictly enforced.
Each pool area has:

A
swimming pool and a spa only. There is no wading pool.
·
Bathroom facilities located outside of the pool area. Neither
pool area has bathroom facilities within the pool area
·
Two
(2) gas grill barbecues, only, at the Roeder Pool, and four (4) gas
grill barbecues, only, at the Beach Club Pool
·
Limited tables and chairs for eating meals
·
Limited or no shaded areas
·
Only
lounge furniture is allowed inside the pool area

at either the Roeder or Beach Club pool areas:

Phones - You must leave the pool area to make outgoing calls or to
receive incoming calls. |
1. Minors younger than age 14 years
should not use the pools or spas unless personally accompanied and
supervised by an adult acquaintance.
2. Use of the swimming pools and pool
areas are at your own risk, even if there is a Lifeguard on duty.
3. Instructions of a Lifeguard,
Patrol Officer, or L&R Staff Member must be followed.
4. Each person using the access
controlled common area facilities and amenities must have a valid Card Key
or Guest Pass in their possession and display it upon request.
5. No food or beverages are permitted
to be consumed while swimming in the pools.
6. Appropriate swim attire is
required. Only bathing suits may be worn in the pools and spas (no surfing
wetsuits, cutoffs, street clothes, etc.).
7. Anyone who is not toilet trained
or who is incontinent must wear waterproof, tight-fitting diapers designed
for swim use.
8. All beach sand must be removed by
showering before entering a pool.
9. To avoid clogging pool filters,
anyone with long hair must wear a swim cap or tie loose hair back with a
band.
10. The ropes at the El Camino and
Roeder Pools are in place for safety reasons – they are required by the
County of San Diego as depth markers. Please do not remove the ropes.
Please do not cling to, sit on, stand on, or dive from the ropes.
ADDITIONAL RULES SPECIFIC TO THE SPAS:
11. Spas are to be used for
therapeutic purposes only. You should sit quietly. No jumping, diving,
swimming, or playing in the spas is allowed.
12. Children younger than age 6 years
should not be permitted in the spas, for health and safety reasons.
13. No food, beverages or objects
of any kind are permitted in the spas.
14. Maximum spa capacity is restricted
as posted.
15. Users should limit spa use to
15-minute periods. Long exposure may result in nausea, dizziness or
fainting. You should not use the spas alone.
