OUR ANNUAL HOMEOWNER’S
      MEETING IS COMING UP

 It will be held in Roeder Pavilion at 10:00AM on November 15, 2008   

               

 The Nominating Committee was able to find only five homeowners who were willing to commit to serve on the Board for the next year when nominations closed on August 15th.  Those nominated and approved by the Board to fill the slate are: Gloria Cady, George Kachigian,   F. Edward Lake, Stephen Sandberg and Edward Sweeney.  You will be receiving your election ballot materials in the mail or hand delivered to you in the very near future.  The current Board asks that all homeowners give serious thought about serving on the Board or on committees as some of the current members have been serving for numerous years and are ready to turn the helm over to someone else.   A ‘light lunch’ will be served during the ballot counting.  Hope to see all of you there.

                     ANNUAL   OPERATING BUDGET

 The management and Board have worked diligently over the past year to keep operating cost as low as possible.  Due to the reduction of the assessment for 2009 by the Enforcement Committee by nearly $20,000.00 plus savings in other areas such as insurance, our contribution to the 2009 L&R operating budget remains virtually unchanged from 2008.  As a result, the Las Flores unit assessments will remain the same in 2009 as they were in 2008. 

One bedroom:     $511.00
Two bedroom:     $596.00
Three bedroom:   $681.00 

         

 The Las Flores Rules and Governing Documents Committee is currently in the process of reviewing and updating Las Flores Tower’s General Rules and Regulations.  If homeowners have ideas or thoughts on this process that they would like to have the committee consider, there are comments and concerns forms available in the mail room for this purpose.  Just fill out and turn into the front desk or building manager.

         

     ELEVATOR   LOBBIES 

Your House Committee is diligently working to spruce up the upper and lower elevator lobbies and mailroom.  The plan is to lighten things up by replacing wallpaper with brighter colors new paint and light fixtures and adding some mirrored surfaces.  This theme will eventually be carried into the elevator car interiors with new wall panels and new lighting.  It is hoped that all this work will be completed before the Christmas Holiday.  Please excuse the appearance during this construction work.

 

 “Hotel Del Coronado Amends     Its Master Plan

 Much work and activity is being generated by Coronado Shores, Hotel del Coronado, Coronado City Design and Review Committee, Planning Commission and City Council, all of which are getting involved in the approval of this Amended Master Plan. Interested parties should go to the City Council Chambers in the City Hall Building to view a model of what the proposed Amended Master Plan Buildings and entire Hotel Del property will look like if approved.   While it may be said, “This is a work in progress”,    literally; to some it does not mean progress for Coronado Shores Residents!  The plans include construction of a Conference Center, Parking Structure and Condo Hotel Rooms.  And the plan will also change the main vehicular entrance to the hotel from Orange Ave. to Avenida Del Sol.  While these modifications do not directly affect Las Flores Tower; anything that affects part of the Shores will eventually affect all of the Shores Complex.  Las Flores Tower has two members on the committee who are watching the progress of this Hotel Del Master Plan.

               

 Summer Quiet Period Is Over

The (Remodeling Moratorium) ended September 15th.  Several homeowners have now begun their renovation projects

              

 Owners need to consult with the building manager before any work is started in their units to be sure that plans are in compliance with current Association Rules and Regulations for Remodeling.  Additionally the City of Coronado is getting stricter on the quality and detail of construction plans submitted to obtain permits.  It is a good idea to have your contractor check with the Building Dept. before you submit your plans for approval.  Copies of the Remodeling Rules are available upon request from the building manager.  They are also posted on the Association’s Web Page at www.coronadoshores.org.  Click on the Las Flores button and then click on Remodeling. 

  

 After several setbacks our new mail boxes are finally installed and in service.  “No more doors falling off.” Almost all owners have received their new keys; however, there are still a few who have not picked up the keys to their new boxes.  If this is you please stop by the office or the front desk to get your keys.    

        

   Congratulations   “Daniel “

 On September 11th 2008 our building’s Assistant Engineer, Daniel Lopez, was sworn in as a United States Citizen.  Please join the Board and Staff in congratulating Daniel on this milestone.  Daniel has been asking a lot of questions and is looking forward to exercising his newly acquired right to vote

    Whatever your political philosophy, you should exercise your individual right to help choose the people who will lead our government—at the federal, state and local levels.  Casting a ballot is an American right that people in many other countries don’t enjoy.
    But before you can vote, you must register. You can learn about registration procedures in the Voting and Elections section at USA.gov:  www.usa.gov/Citizen/Topics/Voting.html The site includes information to help you contact elected officials, make campaign contributions and more.
      And, by the way, if you’re an owner in good standing, you also have the right to vote in our own association elections. Our campaigns aren’t covered by the worldwide media, and we don’t have bumper stickers and buttons, but they are important and do make a difference in your life. Our next elections will be held …

Secondary Smoke

 

     It’s your individual choice to smoke.  When the secondary smoke from your cigarette, cigar, and any LEGAL form of tobacco become a nuisance and irritant to your neighbors, adjacent workers, or Las Flores visitors/guest in particular, you have a responsibility to do whatever it takes to restrict your secondary smoke.
       If you choose to smoke in your unit, it is your individual responsibility to keep all secondary smoke in your unit.  How best to do this, first your windows and balcony doors closed while you are enjoying that lit cigarette, cigar, pipe.  You may not even be aware of how much of your smoke is escaping from your unit and drifting into someone else’s unit, hallway, common areas.  La Flores CC&Rs specifically identifies the responsibility of every unit occupant to abstain from creating a nuisance that would create an obnoxious environment for other Las Flores residence.  Las Flores is a Smoke Free building, all common areas are non-smoking areas, this includes balconies.  Compliance with all our Association’s Rules and Regulations by all unit owners, renter’s, and occupants is mandatory, not just an individual‘s choice to obey.  Smoking is an individual’s choice, but must be done with consideration to others living in our Condominium environment.
     Let us all be aware of our personal activity and actions, and in particular in the case of smoking and the affects of secondary smoke on neighbors.  The Association Staff and Executive Board will continue to expect that our Rules and Regulations will cheerfully be observed by all.  And, that the Spirit and Letter of making Las Flores a wonderful, enjoyable, and pleasant place to live continues.  If our Staff or Board can be of any further assistance please ask .Thank you for being considerate

Annual Holiday Party

   

 

 

 

     The Las Flores Tower Annual Holiday Party is currently scheduled for Sunday December 21st at 5:00 PM in the building Lobby.  As always the event will be catered with heavy hors devours and open bar.  Residents are asked to bring their favorite desserts to share.  We also plan to have live music once again. We look forward to seeing everyone there and enjoying the camaraderie with good food, good drink, good music and good fellowship.  Mark your calendars now to save the date.  

 

Maintenance
Who’s Responsible for What?

     Who’s responsible for what? It’s an important question often asked by residents, and the answer is sometimes more complicated than you’d think.
     Generally, the association is responsible for repairing or replacing common, or shared, elements and owners are responsible for maintaining their own homes. But there are two problems. First, some areas are neither common nor part of your home. These are called exclusive or limited-use common areas and they’re available only to one or a few residents. Who is responsible for these? Second, ownership and responsibility for repair and replacement are not necessarily the same thing. So, it gets confusing. 
     To make answering the question easier, the CC&Rs include a maintenance responsibility chart that indicates who is responsible for each component. The chart lists the components and has columns labeled “association” and “owner.” A simple X in one of the columns designates responsibility. 
     While the chart is fairly comprehensive, you may still have questions. If a component isn’t listed, check with the manager or a board member for clarification. It could have been overlooked at the time the documents were prepared, or perhaps it was recently added. The board will pass a clarifying resolution assigning responsibility for any items not included. 

     It might save a telephone call if you check the responsibility chart first, but if there are any questions, don’t hesitate to ask. 

Pool Rules, Security & Enforcement 

     After s summer filled with complaints from homeowners and summer residents, on September 24th the representatives from each of the ten associations to Landscape & Recreation Committee met in a workshop to come up with a proposed resolution on establishing enforceable rules and a rule enforcement policy.  The committee was broken down into four sub-committees to work on the areas of:

1.  Parking
2.  Pools and Pool Rules
3.  Beach Club Rules
4.  Rule Enforcement

     It is hoped that significant progress is made on this issue and new rules and enforcement policy is in place before the 2009 summer season.
