ANNUAL AUDIT
The annual audit of the Associations financial
situation has been completed. It is available in the managers office to any
homeowner wishing to review it.
SCOOTERS
Last summer we saw a proliferation of scooters here
at the Shores. It should be noted that riding scooters here at the Shores is prohibited.
In addition, riding scooters on the boardwalk, in the garages, on the garage ramps, in the
hallways, or on the terrace of the building is also not allowed.

The meeting was called to order at 11:10 a.m.

Minutes of the last Annual Meeting
On a motion duly made, seconded, and carried the minutes of the March 9,
2002 Annual Meeting of the Members were approved.
President’s Report
Mr. Aronson thanked all those in attendance. He introduced the present Board
Members and thanked them for all their work in 2002. He then introduced the
new manager. It was stated the purpose of the meeting was the election of
the board. There are three positions to be filled and there are four
candidates.

The Cabrillo pool is being built with an anticipated completion date of May
one. The Board is keeping a watchful eye on the L&R progress the ponds
are also proceeding and are scheduled for completion in May. The cost of
the pool is about $750.000 and the pond is about $450,000. It should be
noted that our board voted against these projects because they felt the
money could have been better spent to upgrade these facilities.

The preliminary Master Plan has been presented. They are now working on how
to implement and how to finance the plan. This is a fifteen to twenty
million dollar project and there will be some special assessments for this.
Treasurers Report
Mr.
Dehler reported that the Association’s financial situation is excellent. and
that this last year we were within ˝ % of our budget. The annual audit is
now in process. It was also mentioned that as a safe guard all
associations’ checks must be signed by two board members. There is $192,000
in the building reserve fund. The Special assessment account for the pool
has about $32,000 in it. Mr. Dehler asked for questions from the
homeowners, there were none.
Committee Reports
Insurance
Mr. Dehler reported although the insurance rates are rising, we are getting
a good rate because of competitive quotes. There are two main insurance
plans that of the Master policy and worker compensation, as far as rates go
we have one of the best rates for workers compensation because of the
employee good track record with safety issues.
Cable TV
Jimmy Arti stated that the building is getting 55 channels and new equipment
is being looked at. At the same time he has created a survey which was
passed out at the meeting and is asking for a response from the homeowners.
Election of Directors
Mr.
Aronson informed the homeowners that three positions were to be filled,
those positions are for John Dehler, Caroleen Williams and Art Sueltz, and
there are four candidates who are Gail Adams, John Dehler, Art Sueltz, and
Caroleen Williams. The President asked for nominations from the floor,
there were none. At this time there was a recess to complete the voting.
The manager who had been appointed inspectors of elections tabulated the
votes and gave the results to the President who announced that the new board
members were Gail Adams, John Dehler and Art Sueltz.

Forum
A
question was raised about the city using the Shores facilities during their
new city hall construction. It was stated that there was major homeowner
concern over this and that the use of the Shores facilities had would not be
considered except possibly the Roeder Pavilion at some point.
A
question was raised about palm trees, which was noted was an L&R
responsibility and that some trimming had been done.
The
Master plan for the Shores was discussed and noted it had to be phased in
and financing needed to be addressed. Homeowner are encouraged to attend
the L&R meetings where they can give their views.
Is
there an emergency terrorism plan? No. This should be an agenda item.
There
being no further business, the meeting was adjourned at 11:58 a.m. and the
new board went into an organizational meeting.

Hal Aronson was elected President,
John Dehler, was elected Vice President and Treasurer, and Gail Adams
elected Secretary.
GLORIETTA BAY, HOTEL DEL
The Coronado City Council approved the Environmental
Impact Report (EIR) for the Glorietta Bay Master Plan.
Thanks to input from residents, the City Council has
recommended that certain changes be made to the plan. These changes include height
limitations and changing building positions so that the pitch of the rooftops will be such
that views are least affected. In addition, the central gathering area that could have
been used for weddings and musical events has been deleted along with plans for a second
boat ramp.
The Hotel Del Coronado Master Plan and the EIR that
is required to accompany that plan were completed in late January. Public comment and
review are continuing at the time of this writing. The report is available in the
managers office if you wish to review it.
The most obvious impact of this project would be an
increase in traffic. Avenida Del Sol is the proposed location of the new entrance to the
hotel. This change, in conjunction with those planned for the Glorietta Bay side of the
Strand, could produce increased traffic and problems related to that design.
Once a completed design is submitted to the city for
the public will be able to review and comment on the design. The process of submitting a
completed design, reviewing it, and approving it could take as long as a year. Only after
this process is completed, will actual construction on these projects begin.
It could be two years or more before these projects
are completed.
CABRILLO POOL CLOSURE
The Cabrillo pool will be closed this summer in
order to make substantial repairs. In addition to the repairs, changes in design have been
approved by the L & R Committee. The changes include the addition of a childrens
pool, larger barbecue area, outdoor jacuzzi, new landscaping and bathrooms.
The expense of the new design and its
additional features will require a special assessment of the homeowners. The exact amount
of the special assessment is not yet known. Our best estimate at this time is between
three and six hundred dollars per unit.Roeder pool has been temporarily designated as a
family pool.
UTILITY EXPENSES
The high cost of electricity and natural gas
continues to strain the budget.
One Association (La Princessa) has approved a
temporary increase in their homeowners monthly assessments to offset the dramatic increase
in gas costs. Another is considering the same.
As of this writing no such plans are in the works
here at El Mirador. The amount budgeted for electricity appears to be adequate. However,
gas expenses are fifty percent over budget even though conservation efforts have resulted
in lower usage. The Board and management will continue to monitor the situation.
SATELLITE TV
A Satellite TV system has been installed on the
buildings roof.
There have been a few glitches along the way, but
after a very informative meeting among interested homeowners, the building manager, and
the vendor, many questions have been cleared up.
Several homeowners have purchased the necessary
hardware and programming and now receive DirecTV channels in addition to those channels
offered by Coronado Shores Cable.

PERSONNEL CHANGES
As Of March 23, Sergio Navarro has been promoted to
the position of building engineer. He replaces Jesus (Jessie) Tirado who decided to leave
and persue his own business. Jose Luis Ramirez has been hired as the asst. engineer; he
started work on April 2. Jose Luis has been with L & R Landscaping for the last six
years. Jesus will be missed but we expect Sergio and Jose to do an excellent job.
MAINTENANCE CHECKLIST
As an owner, you are responsible for the maintenance
of your unit. The following are just a few things that if done will greatly reduce the
potential for problems.
1. Have a plumber install a shut-off valve under
your kitchen sink. If you leave your unit for an extended period, you can use this device
to close the drain and prevent back-ups into your sinks.
2. Have the A/C condensation drain cleaned once a
year (before summer). This drain can become clogged with dust and dirt.
3. Have a dual flush kit installed in your toilets.
These help conserve a tremendous amount of water.
4. Make sure your appliances are well maintained. A
leak from your ice maker, dishwasher, or washing machine could cause damage to the units
below for which you would be liable.
5. Use only soap intended for dishwashers in your
dishwasher. Do not use regular liquid detergent.
SUMMER REMINDERS
The following reminders concerning the rules are in
anticipation of the large influx of residents that will be arriving soon.The rules and
regulations have been created for the purpose of maximizing pleasure and safety while
staying here at El Mirador.
Your cooperation in following all the rules and
regulations will be greatly appreciated, especially the following ones, which tend to be
the ones most overlooked:
1. Please do not enter and exit through the main
lobby if you are in beach or pool attire or if you are carrying beach or pool equipment.
2. Please do not store anything in your parking
space other than your vehicle Storing anything else in your parking space is a fire code
violation.
3. Please do not store anything in the hallways or
outside your front door.
4. Please return luggage and grocery carts to the
lobby.
5. Please do not let your children ride their
bicycles in the garages. This is very dangerous for both the bicyclists and pedestrians.
The doorpeople or security may confiscate bikes that are being operated in an unsafe
manner. They will be returned only to a parent.
6. Please do not let your children ride their
bicycles, skateboards, rollerblades, or scooters on the terrace. The terrace carpet is
designed to last for many years but is not intended to withstand the stress of bicycles,
skateboards, roller blades, or scooters.
7. Please be advised, it is against the Coronado
municipal code to ride bikes, skates, skateboards, rollerblades scooters, or other
similarly wheeled vehicles on the concrete boardwalk.
These rules and regulations will be enforced by the
doorpeople and Shores security. In most instances, a simple and polite reminder by the
doorperson/security is all that is needed. In cases where this is ineffective the
doorperson will notify the manager who will then issue a written request (citation) to
comply with the rules. If that does not work, another written request, and a fine for
$100.00 will be issued. If the rules are still not complied with, a hearing to suspend the
privileges to use the Shores facilities may be held in addition to another fine.

SAFETY CHECKLIST
1. Post your emergency instructions in a visible
place for anybody visiting or occupying your unit. You can use the instructions shown
below or ask the doorperson for another copy.
2. Make sure that the automatic closing device on
your front door is installed and working properly. It is a fire code violation if your
door-closing device is not installed.
3. KEEP YOUR FRONT DOOR CLOSED! The hallways are
considered emergency exit routes that work only if the unit doors are closed. Otherwise,
fire will spread from or into a unit with the door left open.
4. Familiarize yourself with the locations of the
stairwells,multipurpose fire extinguishers and pull boxes in each hallway,lobby, and
garage.
EMERGENCY INSTRUCTIONS
FIRE
1. AS SOON AS POSSIBLE walk your hallway and
familiarize yourself with the locations of thestairwells, multipurpose fire extinguishers
and pull boxes in each hallway, lobby, and garage.
2. If a fire is in your unit:
IMMEDIATELY EVACUATE THE UNIT. CLOSE THE DOOR BEHIND
YOU. PULL FIRE ALARM. EVACUATE USING THE STAIRWAY. DO NOT USE THE ELEVATORS!
3. If a fire is on your floor:
IF SAFE TO DO, IMMEDIATELY EVACUATE THE UNIT. CLOSE
THE DOOR BEHIND. YOU.PULL FIRE ALARM. EVACUATE USING THE STAIRWAY. DO NOT USE THE
ELEVATORS!
4. If the fire is not on your floor:
CALL FIRE DEPARTMENT AT 911. CALL BUILDING
DOORPERSON AT 437-4588.
5. FILL A BATHTUB WITH WATER AND USE WET TOWELS
AROUND DOORS TO REDUCE SMOKE ENTRY. REMAIN IN UNIT. LISTEN FOR INSTRUCTION OVER THE
INTERCOM.
WHEN INSTRUCTED PROCEED TO THE STAIRWELL IN A
CROUCHED POSITION.
EARTHQUAKES
1. KEEP CALM - Use common sense
2. IF INDOORS: STAY INDOORS - Take cover under a
desk, table, bench or in a hallway. Stay away from glass windows and do not put heavy
objects up high if possible.
3. IF OUTDOORS: Get Away from buildings.
WATER LEAKS
1. If you suspect a water leak in your condo or
anywhere else CALL THE DOOR PERSON IMMEDIATELY!
